Pike Corporation Right of Way Specialist-Part Time in Roanoke, Virginia

SUMMARY:

This role researches, secures and processes easements quit claims for transmission and distribution rights-of-ways. Researches land ownership and existing easement rights for property. Facilitates acquisition and/or prepares and secures permits from government agencies and railroads. The incumbent must obtain and maintain a Notary Public seal for the States in which services are rendered.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

 Utilize communication and negotiating skills to acquire property rights required by the company and its affiliates. Will use negotiating strategies to facilitate the land rights acquisition process.

 Utilize working knowledge of real estate law along with engineering knowledge in applying solutions to company acquisition projects.

 Acquires permits for the use of federal lands, coordinating compliance with all environmental requirements.

 Obtains appraisal and preliminary title reports prepared by independent appraisers and title companies to determine present and future value of property affected by proposed facilities; makes recommendations regarding appraised value for purchase or acquisition of easements and fee title.

 Collaborates with Land Surveyors, Research Specialists, and Data Specialists to distribute work responsibilities related to projects to most effectively deliver results.

 Communicates with landowners, attorneys, public officials, engineers and others in gaining land rights to support company projects and customer requests.

 Assists in preparing reports for weekly construction project status meetings and reports on the status of right of way acquisition.

 Assist others with more complex transactions, as needed.

 Perform otherduties as assigned by management.

    EDUCATION

    Required High schooldegree or GED.

    Preferred A Bachelor’s degree from a four-year college or University in Business Administration or related field of study.

    EXPERIENCE:

    1-3 Year(s) Experience in obtaining property rights and easements from landowners and governmental agencies

    CERTIFICATIONS, LICENSES, REGISTRATIONS:

    Public Notary is required. Real Estate license preferred.

    ON-THE-JOB TRAINING:

    Employees new to the position will be required to gain full working knowledge of the systems and processes used in the full performance of the job which may include attending seminars, on the job with other incumbents to the role or corporate workshops.

    LANGUAGE SKILLS:

    A. Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or government regulations.

    B. Ability to write reports, Business correspondence, and procedure manuals.

    C. Ability to effectively present information in one-on one and small group situations to customers, clients, and other employees of the organization.

    MATHEMATICAL SKILLS:

  3. Ability to apply concepts such as fractions, percentages, ratios and proportions to practical situations. Ability to compute rate, ratio and percent and to draw and interpret spread sheets.

  4. Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume.

  5. Ability to apply concepts of basic algebra and geometry.

    REASONING ABILITY:

    A. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

    B. Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
