About Transmission and Distribution

Southern California Edison’s (SCE's) Transmission and Distribution Organization (T&D) is responsible for planning, engineering, constructing, operating, and maintaining transmission and distribution facilities throughout the 50,000-square-mile territory. T&D is the steward of roughly $19 billion in assets that safely and reliably deliver electricity to 14 million residents via SCE’s 4.9 million customer accounts.

Position Overview

This position is within Land Management,Eastern Region (Riverside County, San Bernardino County, Eastern Sierras, etc.), a division of Real Properties within Southern California Edison’s (SCE) Transmission and Distribution Organizational Unit.The successful candidate will be responsible for negotiating, administering, managing, and protecting Southern California Edison’s (SCE) real property rights, including third party uses on SCE owned land and property owner activity on SCE easements.This position will ensure compliance with SCE’s land policies and jurisdictional requirements in connection with licensing, consents, grant outs, encroachments and major transmission line relocations. The successful candidate will review and analyze property rights, resolve land issues with customers, perform site inspections and evaluations, conduct office and field meetings, address billing/invoicing with internal and external clients, prepare various real estate agreements including permits, consents, licenses, cost estimates, liability matrixes, quit claims, and other land related documents and agreements.Maintain positive working relationships with internal and external stakeholders (e.g., clients, customers, peers, management, regulatory/governmental agencies);Travel to various site locations on a frequent basis using a personal vehicle; maintain a safety conscious work environment by following Edison safety protocols and safe work practices. Perform other responsibilities and duties as assigned.

Typical Responsibilities:

  • Demonstrated experience gathering, analyzing, reviewing, negotiating, and administering property rights information and related agreements and contracts.

  • Demonstrated experience with major transmission relocation projects, encroachments, grant outs, leases, licenses, permits, and consents for third party development.

  • Demonstrated experience interfacing effectively and collaborating with clients, developers, business partners, cross-functional project teams, peers, management, and vendors.

  • Demonstrated experience performing site inspections/evaluations.

  • Demonstrated experience planning and organizing workload, adjusting to changing priorities, managing politically sensitive projects and working well under pressure with minimal supervision.

  • Demonstrated experience facilitating meetings and presentations with both internal and external stakeholders at all levels.

  • Demonstrated experience using Microsoft Word, Excel, PowerPoint, Access, and SAP.

  • Demonstrated ability to follow Edison safety protocols and safe work practices.

  • Must demonstrate effective communication skills, both orally and in writing.


Minimum Qualifications

  • Three or more years of experience in negotiating and sales of real property.

  • Must have possess a valid U.S. driver license.

Desired Qualifications

  • Five years or more of experience working with right-of-way negotiations and sales of real property.

  • Three to five or more years of experience in right of way management, civil engineering, commercial property management or title company.

  • Bachelor’s degree in business or related field or an equivalent combination of education, training, and experience.

  • Must demonstrate strong ethics, influence and negotiation, leadership, interpersonal skills, and the ability to effectively manage stress and engage in continuous learning.

  • Demonstrated experience plotting/preparing general legal descriptions, which may include both sectional and metes and bounds descriptions, deciphering maps, including land plats and land development plans such as grading plans, street improvement plans, plot plans, Thomas Guides, Google Earth, and Land Vision.
