JOB SUMMARY

Plans and manages real estate activities such as site location and acquisition, right-of-way negotiation, land acquisition and disposition. Manage and maintain database records of property rights and utilize available GIS systems to analyze rights and support company activity for maintenance and construction.

ESSENTIAL DUTIES & RESPONSIBILITIES

  • Researches and analyzes moderately complex requests to use company property and rights of way

  • Compares and proofs legal descriptions to survey/engineering drawings and other maps

  • Communicates property and rights of way information to internal and external parties

  • Investigates and resolves property and rights of way complaints

  • Investigates and remedies illegal use of company property

  • Collaborates and liaisons with internal departments regarding requests to sell, lease, license, or permit real property, and relocate company equipment

  • Assists with sale, purchase, leasing, and licensing of property

  • Negotiates and processes railroad leases and licenses and payments

  • Investigates and processes damage claims

  • Assembles real property records in paper and electronic formats to ensure complete, accurate documentation

  • Ensures real estate instruments are complete, executed, and stored appropriately

  • Travels and patrols to view existing electric transmission facilities, as necessary

  • Prepares maps and drawings to support the franchising process, as necessary

  • Ensures that the company’s real estate records are properly acquired, recorded, maintained and organized within appropriate systems

  • Works with real estate specialists, legal teams and engineering personnel to support project activity

  • Initiates internal relationships with other departments and employees to facilitate effective progress

  • Continually seeks knowledge and development of capabilities with regards to real estate duties

REQUIREMENTS

  • High school graduate or equivalent.

  • Bachelor’s or Associates degree preferred

  • Minimum of two (2) years of experience in a professional role in the Real Estate/Property Management area.

  • Utility experience preferred.

  • One (1) year of experience in total in any combination of the following:

  • Evaluating title insurance policies, commitments and title searches to determine legal condition of property title.

  • Examining records such as deeds, easements, vital statistics, and plat and map books to determine ownership, legal restrictions, and to verify legal descriptions of property.

  • Reading and understanding legal descriptions and surveys.

  • Mapping legal descriptions.

  • Assisting in preparation of leases, grants, deeds, and easements.

  • Reviewing appraisal reports.

  • Experience utilizing Geographic Information Systems (GIS) and digital mapping in order to effectively locate and analyze property

  • Possess sound analytical, problem-solving, and documentation skills.

  • Ability to perform duties with a great deal of accuracy and ability to operate effectively with a moderate level of supervision.

  • Focuses on results, meeting deadlines, managing multiple tasks, and is able to manage changing priorities in an efficient and well-ordered manner.

  • Ability to communicate effectively both verbally and in writing with superiors on a daily basis regarding actions, issues and progress on projects; Communicates effectively with individuals outside the Company as well.

  • Is committed to initiating action to resolve problems or issues in a collaborative fashion.

  • Working knowledge of Microsoft Office (Word, Excel, Outlook, PowerPoint, and Access).
